This plan of subdivision consists of 19 single detached dwelling lots, two blocks for townhomes (16 units) and a new public street on the former hospital lands.
Fernbrook Homes undertook some preliminary work on the subject lands in late Spring/early Summer 2024. But for now, this work appears to have stalled. From a large site map displayed and situated on the property at the corner of Reynolds and McDonald, it appears that a number of the pre-construction dwellings have been sold.
Fernbrook Homes has agreed to purchase the lands, which include the former Oakville Trafalgar High School (OTHS), and follow the Town of Oakville’s approved draft. That includes a plan for a subdivision which allows for 19 single detached dwelling lots along MacDonald Road and Allan Street, 16 townhomes internal to the site and a new public street on the lands.
As part of the sale of the property, Fernbrook Homes is also committing to construct all dwellings to complement the existing mature residential neighbourhood and maintain the character of the community as intended in the Town’s official plan.

The town is looking for a buyer for the final block of old hospital land in downtown Oakville. The three-acre parcel runs between Reynolds and Allan Streets, near the new Oakville Trafalgar Community Centre and adjacent to Wyndham Manor, a long-term care centre.

The former Hospital Site Project is moving ahead with the release of an RFP. The RFP is anticipated to close in October with a sale of the property potentially occurring by the end of the year or early next year. Construction to follow once the purchaser clears the conditions and registers the plan.

Redevelopment of the former hospital lands is being rolled out in phases with the building of the Oakville Trafalgar Community Centre and neighbourhood park as a first priority. Here is the approved master plan (pdf) .
Work on the new park commenced in the Summer of 2024. The existing ball diamond was removed to make room for the new park features. Construction has begun on the new washrooms, the ice rink, playgrounds, and a basketball court. Landscaping and lit paved pathways will complete the project.
The request for tender was released on September 22, and closed on October 27, 2022. Unfortunately, all submissions received exceeded the approved budget available.
This project is now deferred until 2023.

On July 6 the Trafalgar Chartwell Residents' Association delegated before Town Council at the Planning and Development meeting to raise concerns about an application by First Capital to build two tall condominium towers on the north-east corner of Trafalgar and Cornwall.
We have had queries from concerned residents about this application. Therefore we are providing the following status report.
At the conclusion of the July 6 meeting, Mayor Burton instructed the Director of Planning Services to report back to Council and requested that some specific information be included in the Planning Department's report. Below are the items that we consider to be most important:

First Capital, owner of the Olde Oakville Market Place, delegated before the Town's Planning and Development Council on Monday, July 6. First Capital proposes a change to the Oakville Official Plan, and a zoning change, to allow two mixed-use high-rise towers to be built on the land currently occupied by Beertown and Indigo Spirit. TCRA delegated at the same meeting, opposing the development for the reasons outlined in our position statement under June 30 below. Click HERE for an Oakville News account of the matter.
This matter is on the agenda of the virtual meeting of the Town's Planning and Development Council, scheduled for 6:30pm on Monday, July 6. The agenda item's purpose is to receive Staff's report on the December 2019 Public Meeting and to hear comments from the public with respect to the requested amendments to the Official Plan and Zoning from the developer.
TCRA has registered to delegate at the meeting to outline our concerns. We encourage interested residents to watch the livestream of the meeting. The following is TCRA's letter to the Town on this matter:
Details of the re-zoning application can be found here on the Town website. The land concerned is at the north-east corner of Cornwall and Trafalgar. The Beertown and Indigo buildings currently occupy the site. It falls within the Oakville Midtown Growth Area, one of the six areas within Oakville slated for intensification, in line with the Province’s directive for urban intensification.
TCRA representatives attended a public information presentation, hosted by First Capital, in May 2019. Two main concerns voiced by those attending were:
> Increased congestion at the already busy Trafalgar/Cornwall intersection due to the proposed high-density (a 14 storey tower and a 19 storey tower).
> The proposed buildings as shown in an artist’s rendering are completely visually inconsistent with the other buildings in the immediate vicinity.
TCRA believes that construction should be delayed until necessary changes to the road network and other infrastructure in the vicinity are made. The changes are a prerequisite to intensification. We will continue to monitor this project.
Project updates from Alliance United Corporation include that the former school site at 221 Allan Street will be home to seven new detached residential lots fronting onto Douglas Avenue, and the front portion of the former school building will be converted into a 9-unit luxury boutique condo adjacent to Allan Street.
Since its a heritage site, a number of features will be maintained including the retention of the front portion of Brantwood School, preservation of heritage attributes, and rehabilitation of the facades.

Gymnasium being demolished
Work is underway to transform the former School into a 4-9 unit residence, along with additional residential lots on the property. The official site plan has not been submitted to the Town yet.
Brantwood Park Temporary Closure: Storm Water Drainage Construction
There is upcoming new storm sewer works through Brantwood park scheduled to begin on April 4th and will be completed by April 22nd, 2022. During this time the park will be closed to the public to facilitate the construction.
The new storm sewer line will improve the park’s storm water drainage and capture storm water from the future developments on the former Brantwood School property.
Brantwood Public School Sold
Local developer John Mehlenbacher purchased the Brantwood Public School site from the town, stating, "... my team and I understand there's an established neighbourhood with a very strong community connection to the building."

Under the terms of a redevelopment plan approved by town council in 2013, the historic section of the vacant school is to be converted into four to nine residential units.
The seven lots along Douglas are to be developed as detached homes.
Sale conditions will require a developer to complete a certain threshold of construction on the school building before the sale of the seven lots.
The town will maintain ownership of a parkette on the south end of the property, with the existing playground equipment moved this fall.
